Swiss Life Asset Managers is expanding its development portfolio with the acquisition of a 45,400 m² plot near the Ruhr area, where it will develop a modern logistics property with 24,700 m² of rental space.
The investment manager has exclusively acquired a site in Wadersloh, close to the eastern Ruhr area. Located on Diestedder Strasse, the land is fully prepared for construction. The planned “Rhine-Ruhr Northeast” project will be a state-of-the-art logistics facility, reinforcing Swiss Life Asset Managers’ commitment to growing its Europe-wide logistics pipeline, "Roots." The development is scheduled to commence in 2025.

Prime Location with Strong Connectivity
Situated in Warendorf district, the site benefits from a strategic position between Münster, Bielefeld, and Paderborn, as well as the eastern Ruhr area, one of Europe’s most densely populated regions. The property offers trimodal connectivity to major transport networks. The nearby A2 motorway provides direct access to the German highway system, while the port of Hamm, the Paderborn-Lippstadt cargo airport, and Hamm railway station are all within a 40 km radius.

Sustainability and Future-Proofed Facilities
The logistics centre will feature a total rental area of 24,655 m², divided into three units, allowing for either single or multi-tenant occupancy. The rental space includes 21,537 m² of storage, 1,318 m² of office and social space, and 1,800 m² of mezzanine areas. Access to the property will be provided through three ground-level entrances.
As part of its commitment to sustainability, the project will integrate heat pumps and a rooftop photovoltaic system to generate renewable energy. The development is targeting BREEAM "Very Good" certification, ensuring high environmental performance and energy efficiency.
