Clarion Partners Europe snaps up BREEAM Excellent logistics hub in strategic French corridor

Clarion Partners Europe has acquired Mountpark Chartres 2, a 35,583 m² Grade A distribution facility in Illiers-Combray, Centre-Val de Loire, from Affinius Capital in partnership with its development subsidiary Mountpark. The asset, let on a nine-year lease to a leading toy manufacturer operated by FM Logistic, achieved BREEAM Excellent certification, EPC A rating and BiodiverCity status upon completion in 2023.

 

The facility features a rooftop photovoltaic plant providing onsite green energy production, exemplifying the quality and sustainability credentials that Clarion Partners Europe targets across its European logistics portfolio. Strategically positioned fronting the A11 motorway, the site sits 100 km from Paris at the intersection of the Atlantic Corridor and the Dorsale, France's principal north-south logistics corridor, with approximately 7.9 million people within a one-hour drive time.

Notably for developers and investors, the Mountpark Chartres scheme demonstrates the continued appetite for pre-let, sustainable logistics assets in established French distribution corridors, with construction already underway on the adjacent 118,500 m² Mountpark Chartres 1 fulfilment centre for Amazon, scheduled for completion later this year. The final plot, Mountpark Chartres 3, offers flexible design and build options from 24,000 m² to 113,835 m², with a 12 to 15-month construction window, highlighting the site's potential to attract further occupier demand in a market where vacancy rates remain tight and sustainable, well-located assets command premium valuations.
