Chancerygate bets big on Birmingham logistics with 13,470 m² speculative scheme at Hams Hall

One of the West Midlands' most strategically positioned vacant sites is about to be transformed, as Chancerygate moves to capitalise on surging demand for Grade A urban logistics space in one of the UK's most supply-constrained markets.

Chancerygate has acquired a 2.8-hectare site in Coleshill, near Birmingham, from Cracknore Hams Hall for an undisclosed sum, with plans to speculatively develop 13,470 m² of sustainable urban logistics accommodation within the established Hams Hall industrial and logistics location. A planning application is expected to be submitted in Q2 this year, with construction targeted to begin in Q1 2026 and practical completion anticipated in Q4 2027.

The proposed scheme will deliver six leasehold units ranging from 1,115 m² to 4,366 m², each targeting EPC A and BREEAM Excellent ratings. The site benefits from direct access to Junction 9 of the M42 and Junction 4 of the M6, as well as the A446 and M6 Toll, placing it within reach of occupiers already anchored at Hams Hall, including BMW, JLR, Sainsbury's, DHL, Wincanton, Sertec and Bovis Turner.

"This was a complex transaction, which required input from multiple parties to unlock one of the premier sites in the West Midlands," said Rob Watts, development manager at Chancerygate. There is strong demand from businesses operating in the West Midlands for modern accommodation in well-connected industrial and logistics locations. The company manages more than €840m of investment assets across the UK and Europe, with a portfolio exceeding 500 units totalling around 372,000 m² of commercial space. In Europe alone, Chancerygate has in excess of 59,920 m² of Grade A multi-let urban logistics space under construction or ready for development across four sites in Ireland, Spain and Portugal, with a combined gross development value of approximately €126m. With European logistics yields continuing to compress and occupier demand outpacing supply in key markets, the company's growing continental footprint, anchored by offices in Dublin, Madrid and Lisbon, positions it as a compelling vehicle for cross-border capital seeking exposure to last-mile assets with defensive income characteristics.

Cracknore Hams Hall was advised on the sale by Box4, whilst Chancerygate was advised by DTRE. Both agents have been retained as letting agents for the development.
