A 62,500 m² logistics warehouse in the heart of England's 'Golden Triangle' has just been fully leased, upgraded from an EPC D to an A rating and turned into a high-performance e-commerce fulfilment hub, proving that smart refurbishment can unlock significant value for investors in the UK logistics market.
Sunrise Real Estate, the pan-European logistics investor, developer and asset manager, has secured a full lease on its 62,500 m² prime logistics facility in Rugby, Warwickshire, to ID Logistics UK, a leading international transport and logistics operator. The deal marks the culmination of a value-add repositioning strategy that Sunrise initiated when it acquired the asset in 2022.
Following the acquisition, Sunrise embarked on a comprehensive refurbishment that elevated the building's sustainability profile and operational appeal. The scheme achieved an EPC upgrade from D to A and a BREEAM 'Very Good' certification. Works also included a full CAT A office refurbishment, a new employee wellness area, full electrification of the building, 18 EV charging spaces, and a PV panel-ready roof, positioning the asset in line with the tightening sustainability requirements increasingly demanded by institutional occupiers and required under evolving UK energy performance legislation.
Strategically situated within the UK's logistics 'Golden Triangle', Rugby provides exceptional motorway connectivity to the M1, M6 and M45, giving access to over 90% of the UK's population within a four-hour drive. ID Logistics UK will operate the site as a high-performance e-commerce fulfilment centre for a major global online retailer, a use that reflects the sustained structural demand for last-touch and mid-distribution logistics capacity in the region. For investors, the transaction underscores the rental resilience of grade-A refurbished stock in core distribution submarkets, particularly as occupier flight-to-quality continues to compress available supply.
"This sizeable letting highlights the continued strength of demand for high-quality, well-located logistics space in core UK distribution markets. Through a comprehensive refurbishment programme, we have repositioned the asset to meet the evolving requirements of modern occupiers, particularly around sustainability and operational efficiency, ensuring we were able to quickly secure a new high-calibre tenant for the asset when the previous tenant decided to exit its lease."
Jenny Wang, COO, Sunrise Real Estate
"This latest site acquisition marks another significant milestone for our business as we expand our footprint in the UK. This investment reflects our continued growth, our commitment to customers and the incredible work of our team driving the business forward. All of us at ID Logistics UK are hugely excited and looking forward to the opportunities this next chapter in Rugby will bring."
Stuart Evans, MD, ID Logistics UK
The transaction is a timely reminder of the compelling return profile available to value-add logistics investors willing to deploy capital into refurbishment. With UK Grade-A logistics vacancy sitting at historically low levels and increasing regulatory pressure through the UK's forthcoming EPC B minimum energy standard for commercial leases, assets that can demonstrate genuine green credentials are commanding premium rents and faster lease-up periods. Developers and forward-looking investors tracking pipeline opportunities in the Golden Triangle would do well to note the speed at which the market absorbed this comprehensively upgraded asset.
