Slovenia's Crystal Palace becomes the first building in the country to earn a DGNB Gold certification for sustainable buildings in use

BTC Company's Crystal Palace business tower, situated within BTC City Ljubljana, one of the largest mixed-use urban destinations in Europe, has become the first building in Slovenia to receive a DGNB Certificate for sustainable buildings in use, achieving the Gold level. The accolade marks a defining moment for the Slovenian commercial real estate market, signalling that institutional-grade sustainability credentials, long the preserve of new-builds in Western Europe, are now firmly within reach across the wider Central and Eastern European (CEE) region.

Opened in autumn 2011, Crystal Palace has since become a landmark of the Ljubljana skyline, recognised by its distinctive glass facade and angular profile. The 20-storey tower integrates high-specification materials and advanced building management systems to deliver strong energy performance and tenant comfort. Electricity and district heating are sourced entirely from renewable energy, directly reducing the carbon exposure of its occupiers. For tenants navigating ESG reporting obligations, this is no minor detail; it directly affects Scope 2 emissions disclosures and green lease negotiations. The building's 2,500 m2 Green Terrace on the second floor and a newly established 12,000 m2 urban park adjacent to the tower, incorporating more than 260 planted trees, including fruit varieties, further strengthen the asset's wellbeing and biodiversity credentials.

The DGNB System for Buildings in Use assessed Crystal Palace across three core performance areas: ecology, economy and socio-cultural quality. Certification was conducted by OTEREA, an international sustainability consultancy specialising in real estate, under the guidance of DGNB Auditor Robert Smodiš. The process employed the Blue Auditor software tool, which structured the documentation workflow and included climate risk and CRREM pathway assessments of the building, among other things.

"The Crystal Palace has been made systematically fit for the future. It is now a sustainably operated property that makes an individual contribution to climate protection. For this, it was awarded the DGNB Certificate for buildings in use in Gold. It should also be noted that this project represents the first building in Slovenia to receive a DGNB Building in Use certification."

Wolfgang Lukaschek, CEO, OTEREA

For investors and asset managers assessing the building's capital value, the DGNB Gold certification carries tangible implications. Green-certified assets in CEE are increasingly commanding yield premiums and achieving higher tenant acquisition as well as stronger tenant retention, particularly as multinational occupiers embed minimum sustainability benchmarks into their real estate procurement criteria. Crystal Palace is already the preferred office address for a number of multinationals within BTC City Ljubljana's mixed-use environment, which spans retail, F&B, leisure and, imminently, residential. That live-work-play convergence, supported by certified green credentials, positions the asset competitively against newly delivered stock, without the obsolescence risk that increasingly shadows uncertified legacy buildings.

"Crystal Palace, a premier asset within the BTC Company's real estate portfolio, was designed more than 15 years ago, yet its competitive edge remains fully intact. Firstly, it remains the preferred choice for many multinationals seeking first-class office premises with all the advantages of being located in the dynamic and vibrant ecosystem of BTC City Ljubljana. This unique mixed-use urban hub with its own park area blends shopping, business, culinary, entertainment, and recreational experiences, with residential content soon to follow. Secondly, by receiving such a prestigious and internationally recognised award as the DGNB Certificate for sustainable buildings in use in Gold. This ensures the highest level of transparency for our tenants when sustainability in commercial real estate is addressed. Additionally, it also proves that Crystal Palace's sustainability vision, which has its roots back in the era when sustainability in the commercial real estate industry was only for the visionary ones, successfully stood the test of time!"

Damjan Kralj, CEO, BTC Company

Crystal Palace's certification is a practical demonstration that sustainable retrofitting and operational upgrading of existing commercial stock can deliver internationally recognised outcomes, a message of clear relevance to the many building owners across CEE sitting on ageing portfolios. As EU taxonomy alignment, SFDR disclosure requirements and energy performance legislation tighten, the cost of inaction on existing buildings will only rise. Crystal Palace, certified and future-proofed, offers a compelling proof of concept.
