Rather than building a European real assets platform from scratch, Franklin Templeton has chosen to buy one that already works. Through its real estate subsidiary Clarion Partners, the firm has entered a definitive agreement to acquire a majority stake in Stoneshield Capital, a move that triples Clarion's European AUM (Assets Under Management) to €11bn, lifts Clarion's total AUM by 12 per cent to €72bn, and pushes Franklin Templeton's total Alternatives AUM past €265bn.
Stoneshield brings €8bn under management and a thematic focus on supply-constrained sectors, living and student housing, digital infrastructure, science and innovation, hospitality, and critical infrastructure, alongside strategic ownership positions in MiCampus, one of Europe's largest purpose-built student accommodation platforms, Solaria, a European renewable energy and AI infrastructure developer, Exolum, a critical energy infrastructure operator, Neinor Homes, Spain's largest homebuilder, and Meliá Hotels International, one of the world's largest hotel groups. "The addition of Stoneshield marks an important milestone in Clarion's buildout of an integrated real assets capability across Europe. Stoneshield's focus on high-yield, special situations investing is a perfect complement to our current offerings. This transaction expands our global investor relationships, broadens our product set, and underscores our long-term commitment to delivering strong performance and innovative investment solutions to our clients," said David Gilbert, CEO of Clarion Partners.
The detail worth flagging for anyone tracking how global capital enters specialist European real asset sectors: this is an acquisition of a platform's strategic equity stakes as much as it is a real estate deal. Stoneshield's holdings in listed and operating businesses, not just funds, mean Clarion is buying direct exposure to renewable energy, energy logistics and hospitality operating companies alongside traditional real estate, a structure that blurs the line between real estate investment management and broader real assets investing. For LPs and co-investors used to evaluating Clarion on pure property fundamentals, this transaction changes what due diligence on the platform now needs to cover.

The transaction is expected to close in Q4 2026, subject to customary closing conditions and regulatory filings. Stoneshield was advised by Goldman Sachs International as financial advisor.
