Livensa Living opens its fourth Barcelona residence as student bed shortage deepens

In a city where student demand for housing routinely outstrips what the market can supply, Livensa Living has just added another 400 beds to the equation. The company has opened Livensa Living Barcelona Parallel, its fourth property in the Catalan capital, timed to coincide with the start of the 2026 to 2027 academic year in one of Europe's most sought-after university cities.

 

Located at Avinguda del Paral·lel in Sants-Montjuïc, the new residence sits within easy reach of the Paral·lel and Drassanes metro stations on Lines 2 and 3, placing it close to Universitat Pompeu Fabra, Universitat de Barcelona, Elisava School of Design and Engineering, EADA and EAE. It also neighbours some of Barcelona's most recognisable landmarks, including La Rambla, the Gothic Quarter, Mirador del Poble-sec Park, Montjuïc Castle and Barceloneta Beach, reinforcing the premium Livensa places on location, a factor residents consistently rank highly, with the platform's residences scoring an average happiness rating of 4.16 out of 5.

What stands out for investors and developers tracking the PBSA sector is less the opening itself and more what it signals about acquisition-led growth in Europe's tightest student housing markets. Livensa Living's parent, Nido Livensa Group, backed by CPP Investments, is scaling toward a portfolio exceeding 13,000 beds following recent acquisitions, with a stated target of 25,000 beds by 2031 across Italy, Iberia and Germany. A fourth asset in a single city within one platform's portfolio is a clear signal of market conviction, and with Barcelona's structural bed shortage showing no sign of easing, operators with existing local scale and institutional backing are positioned to keep consolidating share ahead of new entrants still securing sites.

 

Beyond the bricks and beds, Livensa has built a distinct brand identity through its Urban Art programme, and the Barcelona Parallel residence features a large-scale mural titled La Distancia by Spanish artist Jay Kaes, a member of Banksy's artistic circle and the originator of the Glitch Pop style, which blends photorealism, line drawing and digital patterns. London-based Kaes trained at the University of the Basque Country and has completed murals across all five continents, including commissions for Netflix, American Express, and the city councils of Barcelona and Gothenburg, with a solo exhibition scheduled at Galería Juan Silió in Santander later in 2026.
