Catella leases 17,000 m² sustainable logistics hub in Bavaria to easy2cool

Catella Investment Management (CIM) and its AIFM platform Catella Real Estate AG have secured a long-term lease with cooling solutions provider easy2cool for a 17,400 m² logistics and production asset in Redwitz an der Rodach, Bavaria. The agreement, lasting over ten years, marks a key step in the repositioning of the asset for ESG-aligned operations under the Article 8-compliant CLD+ fund.

The single-tenant facility includes 13,700 m² of logistics space, 2,900 m² of mezzanine area, and 700 m² of office and technical space. Built in two phases in 1994 and 1997, the property sits on a 36,000 m² plot and will undergo a full-scale, sustainability-driven renovation. The improvements include LED lighting, new roofing and flooring, a photovoltaic system, and replacing oil heating with CO?-neutral systems. Electrical capacity will be increased to 2.5 megawatts in support of future production demands.

 

Sebastian Leicht, Managing Director of easy2cool, said: “With its ideal mix of modern and energy-efficient production, warehouse and office space, as well as good accessibility, our new production site offers us the ideal conditions for the production of our insulation products and cooling solutions, as well as for our fulfilment services.”

 

The company will relocate its Lichtenfels operations to the site, employing approximately 250 staff. Half of the facility will be dedicated to the production of ecological cool boxes and dry ice pallets, with the remainder used for e-commerce fulfilment logistics.

 

Michael Keune, Managing Director of Catella Investment Management, added: “The property has an above-average number of doors and high ceilings, making it highly versatile for alternative uses. Its ESG potential made it a prime target for our fund.”

 

Wolfgang Oelke, Business Unit Manager Commercial at CIM, noted: “This is a prime example of our Manage-to-Green strategy. Signing a green lease with a sustainability-focused tenant like easy2cool is a significant step in our journey to decarbonise assets.”

 

The site benefits from excellent connectivity via the B173 and B289 to the A73 and A9 motorways, the Nuremberg–Erfurt rail line, and inland waterways via Bamberg Harbour. Legal counsel was provided by Norton Rose Fulbright, with Logivest acting as the leasing advisor.
