HGL triples space in HelloParks Maglód megapark to meet booming e-commerce logistics demand

HGL Group Hungary has signed a new lease for an additional 10,000 m² in the HelloParks Maglód megapark, bringing its total footprint to 15,000 m². The logistics provider, which only began operations at the site last year with 5,000 m² in the MG1 warehouse, is expanding rapidly to keep pace with rising e-commerce volumes flowing through Hungary into the EU.

 

Strategically located near Budapest Ferenc Liszt International Airport, the Maglód site plays a central role in HGL’s operations, which include product arrival handling, customs clearance, and distribution across the European market. The high-performance infrastructure and proximity to air transit hubs are increasingly critical for companies requiring short turnaround times.

 

“HelloParks Maglód offers a modern and predictable operating environment that fully meets our fast-paced and high-volume logistics needs. Based on our experience over the past year, it was clear that we wanted to further expand our capacity here,” said Paul Szeman, Chief Executive Officer of HGL Group.

 

The latest lease agreement not only signals HGL’s growth trajectory but also reinforces HelloParks’s long-term airport-centric development strategy. The industrial park’s competitive edge lies in its integration of customs, freight, and logistics support services within a modern, scalable ecosystem. Notably, investors and developers will be interested to learn that 95% of space in MG1 and MG3 is already leased, indicating both scarcity and strong rental prospects in this logistics submarket.

 

“HGL’s expansion is important feedback for us, as a globally active, high-volume logistics partner has decided to begin significant development in our Maglód megapark and commit to us long-term. This agreement is particularly valuable in that we managed to conclude it during a period that is challenging from a market perspective,” said András Bodahelyi, Senior Business Development Manager at HelloParks.

 

The MG1 warehouse is the first industrial building in Hungary to achieve BREEAM Excellent certification under the New Construction category. Construction is already underway on MG4, the park’s third facility, and HelloParks has confirmed it is in advanced leasing discussions for this upcoming space. With industrial land becoming increasingly constrained near Budapest, especially in airport-adjacent zones, the momentum behind the Maglód megapark suggests sustained long-term value.
