Major €590m Kensington scheme delivers tallest residential tower in borough and new vertical village (UK)

Construction is forging ahead at 100 Kensington, the €590m residential-led regeneration by SevenCapital and MARK Capital Management, which is set to become the largest residential development ever undertaken in the Royal Borough of Kensington and Chelsea. Once completed in early 2027, it will also introduce the borough’s only vertical village, a rising trend in European urban living.

Designed by John McAslan + Partners with detail design by Corstorphine & Wright, the 1.7-hectare scheme will deliver 462 new homes, including 276 for market sale and 186 affordable units managed by Notting Hill Genesis. The centrepiece is a 29-storey residential tower which, once completed, will be the tallest in Kensington, offering panoramic views of London and 129 premium apartments, including two duplex penthouses.

The development is 25% complete with Ardmore serving as the main contractor and overseeing internal fit-out. The project also includes a range of lifestyle and community facilities such as a pavilion for cinema events, a gym and wellness centre, rooftop gardens, and over 5,000 m² of commercial office and retail space. Accessed via a newly created public plaza on West Cromwell Road, the scheme is designed around a central landscaped podium by award-winning IDP.

“We have carefully curated this wonderful space, which represents exceptional quality and outstanding bespoke design. 100 Kensington is a unique offering, the only new vertical village in the Royal Borough of Kensington and Chelsea. With its tranquil podium landscaped garden, rooftop garden terraces, elevated leisure facilities and premium apartments, residents will benefit from enhanced security, privacy and a strong sense of community. This residential quarter provides both competitively priced market sale homes and much-needed affordable housing,” said James Moody, Chief Operating Officer of SevenCapital.

For investors and developers, the development also introduces a compelling blend of scale and amenity in a traditionally undersupplied luxury borough, with the potential to set new benchmarks in air-rights community development, an increasingly valuable model in high-density urban markets. Homes are designed to average 86 m², and interiors for the market sale apartments have been conceived by Conran & Partners, offering a strong design pedigree to support premium sales positioning.

Sales are anticipated to begin from €1.05m. For further information, visit www.100kensington.com.
