Construction has begun on Andersa Retail Park at the intersection of Andersa and Okulickiego streets in Gliwice, marking a significant development for both local retail and investor interest. The two-storey complex, spanning over 4,900m², is already almost fully leased. Among the confirmed tenants are Sinsay, Żabka, Rossmann and Fabryka Formy, with Kaufland secured as the grocery anchor.
Investor confidence is rising, driven by the park’s strategic central location directly on Gliwice’s main thoroughfares and surrounded by residential areas like the Ogrody Andersa estate by Atal. Nearly 200,000 potential customers live within a 15-minute drive of the site, creating a strong local catchment that mitigates competition risks and supports long-term footfall.
The project is being led by SPEC BAU POLSKA, the general contractor responsible for development and design, ensuring construction remains on schedule. Commercialisation is handled exclusively by Walter Herz, with Piotr Szymoński, Director at Walter Herz, noting the high demand among tenants despite Gliwice’s saturated retail market.
“Every commercialisation process has its specifics. The Gliwice market is particularly demanding, with a large number of malls and retail parks, and new centres are constantly being developed. For example, the renovation of Tesco is currently underway. The average saturation of commercial spaces in the city is higher than in the Province of Silesia and across Poland. This makes internal competition in Gliwice, a city with over 170 thousand residents, strong. The offer entering the market must be attractive to locals, meet their daily needs, and complement the retail offer in the area. Nevertheless, as the commercialisation process shows, there is still high demand for space among tenants,” says Piotr Szymoński, Director at Walter Herz.
Potential for mixed-use expansion presents a compelling upside for developers and investors: adding offices or a small hotel on site could unlock additional revenue streams and diversify tenant income, a strategy not yet publicised but highly relevant to the catchment’s needs.
A shared parking lot offering 278 spaces will support customer access, while the presence of nearby Lidl and Biedronka stores enhances the local retail ecosystem. With the opening scheduled for the first half of 2026, the park combines strong brand presence, strategic planning and attractive financial potential.
