BlackRock secures Sweden's largest parcel terminal in forward-funding deal

 

BlackRock has secured Sweden's most advanced parcel terminal through a forward-funding agreement, acquiring the 35,000 m² facility from Infrahubs before construction completion in a deal that underscores institutional appetite for modern logistics infrastructure.

 

The terminal, strategically located in Vaggeryd, Jönköping County, will boast Sweden's highest parcel processing capacity at 25,000 parcels per hour when operational in Q1 2028. Designed as a climate-smart facility with comprehensive sustainability features, the acquisition through BlackRock's flagship European value-add series represents a significant vote of confidence in the Nordic logistics sector amid growing e-commerce demand and infrastructure constraints.

 

"This is more than just a new terminal, it's an investment in smarter, more sustainable and future-proof logistics," says Andreas Ekberg, founder of Infrahubs AB. The facility's advanced specifications include over 1,000 sorting directions, solar panel readiness with potential battery storage, and electric vehicle charging infrastructure supporting PostNord's fossil-free fleet target by 2030.

 

What makes this deal particularly attractive to investors is the build-to-suit nature with PostNord committing €96m in sorting technology investment, essentially providing guaranteed demand and operational certainty, a rarity in speculative logistics development. The terminal's comprehensive sustainability credentials, including BREEAM Excellent certification, solar readiness, and automation capabilities, position it ahead of regulatory ESG requirements that are increasingly driving tenant selection and rental premiums across Europe.

The transaction, expected to close in Q2 2027, represents PostNord's largest construction project to date, with JLL and CMS-Wistrand advising Infrahubs, while Gernandt & Danielsson represented BlackRock in the deal structure.
