Techbau unveils €multi-million mixed-use project near Vatican as Rome regeneration accelerates

A significant new chapter in Rome’s urban evolution is underway with the launch of a 17,000 m² mixed-use development by Techbau in Via del Crocifisso, just minutes from the Vatican. Designed by MCA - Mario Cucinella Architects, the project is positioned to become a key catalyst in the regeneration of one of the city’s most strategically located yet underutilised districts.

 

The development delivers a rare hybrid model combining 187 student rooms and 111 hotel units — offering 387 beds — alongside curated F&B spaces, a gym, a cultural venue and a full-service supermarket. Beneath street level, three underground floors will accommodate 370 car parking spaces. “The architecture promotes a new way of living the city, blending aesthetics, technology and environmental responsibility,” said Mario Cucinella, Founder of MCA.

 

Targeting investor appetite for resilient urban assets, the project leverages diversified revenue streams and long-term demand drivers, including academic institutions, tourism flows and local amenity gaps. The student and hotel mix in a single structure addresses two growth markets, maximising occupancy potential and operational flexibility. This approach enhances NOI stability, a key appeal for asset managers and funds focused on urban regeneration opportunities.

 

Crucially, the scheme is not just a building - it’s an urban ecosystem. At its heart is a newly conceived public piazza and landscaped garden totalling over 3,000 m², designed to encourage social interaction, outdoor activity and community integration. The public realm strategy is rooted in inclusivity and placemaking principles that increase both human and real estate value.

 

Techbau’s investment in Via del Crocifisso forms part of a broader repositioning of the area, with infrastructure upgrades including roadworks, modernised utilities and high-efficiency building systems. These improvements are not only ESG-aligned but also increase asset performance and long-term value. Rome’s growing need for flexible urban housing, combined with scarce central locations, makes this project an attractive prospect for developers and institutional capital alike.

 

Beyond Via del Crocifisso, Techbau continues to expand its footprint in the capital with two NEW LIVING residential schemes under development in Aurelia and EUR.
