The Rhein-Ruhr Zentrum (RRZ) in Mülheim, Germany, has commenced a comprehensive €180 million refurbishment, marking a significant shift in its role within the regional retail sector. Spearheaded by Eurofund Group and Signal Capital Partners, the initiative aims to rejuvenate the 70,000 m² shopping centre into a modern, mixed-use destination.
The redevelopment plan includes the introduction of new anchor tenants to enhance the centre's appeal. From the second half of 2026, Kaufland will occupy approximately 7,300 m², offering a comprehensive range of fresh produce and full-range products. Simultaneously, Müller will establish a 2,600 m² store, providing a wide array of products across care, household, toys, and multimedia sectors. These additions are poised to transform the western entrance into a "Convenience Hub," enhancing footfall and customer experience.
Entertainment offerings are also set to expand, with Adventica opening its first German location in summer 2025. The 3,000 m² space, adjacent to CinemaxX, will cater to families and leisure seekers, aligning with the centre's vision of becoming a multifaceted community hub.
"The Rhein-Ruhr Zentrum is a central component of the city and its retail landscape – its redevelopment is a strong signal for the future of retail in our region," stated Marc Buchholz, Mayor of Mülheim, during a recent site visit. "As a city, we are very interested in working hand in hand with committed investors such as the Eurofund Group and Signal Capital Partners – because good and sustainable solutions can only be developed in close cooperation."
For investors and developers, the RRZ's transformation presents a compelling opportunity. The integration of diverse retail, entertainment, and convenience offerings is expected to drive sustained foot traffic and tenant demand. Moreover, the centre's strategic location, coupled with the substantial investment, underscores its potential as a revitalised commercial hub in the region.
The refurbishment is anticipated to span three years, with phased openings enhancing the centre's appeal progressively. This approach ensures continuous engagement with the community and stakeholders, setting a precedent for future urban retail developments.
