Transformative urban project set to reshape the Boven ’t Y shopping centre into a mixed-use hub with housing, retail and green public space.
The Municipality of Amsterdam has signed an agreement with Dutch supermarket chain Jumbo and developer Dalpha Real Estate to build more than 450 homes on Buikslotermeerplein in Amsterdam North, as part of the area’s transformation into a vibrant new mixed-use district. Construction is expected to begin in 2027, with delivery planned two years later.
The large-scale redevelopment of the Boven 't Y shopping centre marks a significant urban shift for Amsterdam Noord, transitioning from a purely commercial zone into a city district where people can live, work and socialise. Jumbo and Dalpha will develop their respective plots independently, delivering homes across the social, mid-range and private sectors.
Jumbo’s scheme includes a new and expanded supermarket along with approximately 330 homes across three residential towers. Designed by Rijnboutt Architects, the mixed-use building will also feature a roof garden for residents and a shared parking garage for both housing tenants and retail visitors. “We have been located on Buikslotermeerplein for almost 50 years... It is fantastic that we can now contribute to the redevelopment of this area together with the municipality,” said Marino Kamphuis, Director of Real Estate at Jumbo.
Dalpha’s neighbouring project includes around 125 homes above 400m² of retail, F&B or office space on the ground floor. The design by Arons en Gelauff Architects includes a green roof and communal spaces aimed at fostering a sense of community. “It is very important to invest in places for people to live and live... both for residents of Noord and for newcomers,” said Jan Jonk, Director of Dalpha Real Estate.
A critical challenge to the area’s transformation has been the fragmented ownership of the Boven 't Y centre, which includes around 60 private owners. While each owner may choose when and how to develop, the municipality is actively collaborating on seven additional projects that could unlock an additional 3,000 homes. This piecemeal ownership structure presents a unique opportunity for investors seeking phased urban regeneration exposure in a high-demand market with strong long-term fundamentals.
