Since H1 2015 the retail warehouse pipeline has increased marginally, by 1%, but space under construction rose by 20%, according to CBRE. In recent years, demand for units on retail parks has increased, resulting in lower vacancy rates. Local Data Company vacancy rates on UK Retail Parks are 6.2%, significantly lower than High Streets (11.5%) and Shopping Centres (14.1%).
The pipeline is expected to rise in future years due to retailer requirements. For example, value retailers such as Home Bargains and B&M want to open 50 stores in 2016 as well as Tapi Carpets who are looking to add, on average, 50 stores a year to their existing estate. New units will be needed to satisfy the high demand.
