Le Provençal secures five-star hospitality partnership with Hôtel Belles Rives

In a landmark collaboration on the French Riviera, luxury developer Caudwell has partnered with the iconic Hôtel Belles Rives to deliver concierge and five-star lifestyle services at Le Provençal, the €350m luxury residential redevelopment of the former Hôtel Provençal. This fusion of heritage and haute-living will offer residents privileged access to Michelin-starred dining, a private beach club, and curated Riviera experiences—all from the comfort of their new home.

Located at the entrance to Cap d’Antibes, Le Provençal is a rare residential conversion of a 1927 Art Deco landmark. The 41 residences, ranging up to 877m² in size, feature panoramic views, terraces, secure underground garaging, and bespoke spa and leisure facilities including a 200m² wellness centre, cinema, retail boutiques and six acres of landscaped gardens with a 30m pool. Key to its appeal is its “lock-up-and-leave” functionality, offering turnkey peace of mind for international buyers and investors.

In an industry-first move, the five-star Hôtel Belles Rives, famed for hosting the Fitzgeralds, Picasso and Hemingway, will manage the full suite of resident services. These include valet parking, dedicated concierge, housekeeping and access to the hotel’s Bar Fitzgerald, La Passagère restaurant, beach club and Valmont spa. “Residents of Le Provençal will have access to this unparalleled level of service... including our renowned private beach, a cherished retreat on Cap d’Antibes that has welcomed discerning travellers for generations,” said Stéphane Vuillaume, Director & General Manager at Hôtel Belles Rives.

In a strategic advantage for developers and investors, the location also qualifies for the French “résidence de tourisme” VAT scheme, potentially allowing buyers to reclaim 20% VAT on the purchase price if properties are rented seasonally through approved management. Combined with the Riviera’s limited development pipeline and surging demand for ultra-prime second homes, Le Provençal represents a rare, tax-efficient investment.

John Caudwell, Founder of Caudwell, commented: “The partnership with the Hôtel Belles Rives provides Le Provençal with outstanding 5-star concierge and lifestyle services... a premium buy-to-let opportunity for investors.”Residents also benefit from access to chauffeur-driven Bentleys, sports car rentals, cultural concierge services, and private yacht charters—all coordinated through a bespoke concierge team outfitted in uniforms designed to honour the building’s Art Deco legacy.

With units now on the market from €4.5m to €8m, and marquee penthouses from €15m, Le Provençal redefines the luxury benchmark on the Côte d’Azur. The scheme is due to complete in summer 2025, offering discerning buyers an exceptional lifestyle and a unique piece of literary and architectural history.
