Knight Frank secures €7m in Yorkshire investment deals as private capital fuels regional confidence

Knight Frank has completed two key Yorkshire property investment transactions totalling nearly €7m, highlighting a resurgent appetite among high-net-worth individuals for long-income and industrial assets in the region.

 

The first deal, advised by Graham Foxton of Knight Frank's Leeds office alongside Birmingham-based sector specialist Ed Price, involved the €3.5m sale of an ASDA petrol station and convenience store in Knaresborough. The asset, located on Boroughbridge Road, attracted multiple bids from local investors, reflecting the resilience and liquidity of retail-backed roadside investments.

 

The second transaction saw the €3.5m acquisition of a single-let industrial unit in Normanton on behalf of a private local investor. The seller, a Yorkshire-based property company, was advised by Ben Hall of NorthCap, with the deal marking a key off-market success for Knight Frank’s long-standing client.

 

“The sale resulted in a competitive scenario with a number of local investors seeing the attraction of the opportunity,”said Graham Foxton. “It’s great to get some deals over the line and show the country the strength of confidence in the Yorkshire property investment market across all sectors.”

 

Knight Frank has also launched the sale of 2 Brewery Wharf in Leeds city centre, a prime 2,322 m² office building owned by Swiss Life. The asset is being marketed at €4.7m. It offers the opportunity to capitalise on rental growth in a market where office values are expected to rebound as new residential schemes near completion.

 

Private investors are increasingly targeting regional cities like Leeds for core-plus office and urban logistics plays, particularly where supply is tight and rental reversion is achievable. Knight Frank’s recent accolade for Best Investment Deal for its role in acquiring Central Square on behalf of Ashtrom Properties UK at the Yorkshire Children’s Charity awards further cements its stronghold in the market.
