Bourne Capital unveils plans for Waterloo mixed-use scheme (GB)

Bourne Capital has submitted plans for its 372,305ft² Waterloo Central development opposite Waterloo Station. Designed by BuckleyGrayYeoman, the all-electric building will feature the UK’s first integrated solar-facade system and is designed to achieve BREEAM Outstanding and WELL Platinum certifications.

Waterloo is set to undergo significant regeneration in the next decade with major development planned around Waterloo Station and along Southbank. The proposals have been designed to deliver an exemplar office building for new flexible working practices, with a focus around amenity provision that fosters creativity, collaboration and wellbeing.

Waterloo and Southbank are home to one of the world’s pre-eminent cultural clusters including the National Theatre and the Young and Old Vic Theatres. In conjunction with Lambeth Council initiatives, the development aims to address the affordability risks posed to the creative and cultural sectors in Waterloo by providing free and discounted workspace and essential new cultural infrastructure to the area, as part of its affordable workspace programme. The AWP will provide 18,019ft² of affordable workspace, including a not-for-profit recording studio operation managed by Ronnie Scott’s Charitable Foundation to nurture next-generation UK talent, alongside a new double-height auditorium space for use by the local community.

Ben Bourne, Managing director, Bourne Capital said: “As long-term investors in Waterloo we are committed to delivering a development that will deliver real positive change for the area. Our proposals for Waterloo Central will support Waterloo’s role as a cultural hub for London as well as providing high-quality, sustainable office space that will attract the next wave of dynamic and forward-thinking businesses to the area. Waterloo is set to undergo huge transformation, with the Lambeth Council recognising the value that business brings to the area and the role that new workspace plays in this. We are excited to work with the council and our community to deliver a positive development as well as much-needed public realm improvement to the area.”
