Arrow Capital Partners, the pan-regional investor, developer and manager, has appointed VolkerFitzpatrick as the main contractor for its latest logistics development, Arrow Point Bolton, located near Manchester. The speculative 30,385 m² scheme is part of Arrow’s €3bn Strategic Industrial Real Estate (SIRE) joint venture with Cerberus Capital Management, aiming to address growing occupier demand in one of the UK’s most strategically connected logistics corridors.
The site, adjacent to Junction 6 of the M61, was granted planning in January 2025 for two high-spec industrial units of 9,985 m² and 20,400 m². Once completed in H1 2026, both buildings will be available for immediate occupation, targeting BREEAM 'Outstanding' and EPC A credentials. Key features include 4.5 MVA power capacity, rooftop solar PV, 82 HGV trailer spaces and infrastructure for electric vehicle charging, making it attractive to ESG-conscious occupiers.
“After securing planning at the start of the year, we immediately commenced demolition and enabling works with Forshaw Demolition, which have progressed exceptionally well,” said Lawrence Harkness, Head of Development, Europe, at Arrow Capital Partners. “We're now excited to move forward with VolkerFitzpatrick… With occupier demand remaining robust, we're targeting completion in the first half of 2026 and are looking forward to bringing this prime asset to market.”
This development exemplifies the next wave of logistics assets that integrate power resilience, labour pool accessibility and sustainable design. Located within reach of the M60, M62 and M6, as well as Manchester International Airport and the Port of Liverpool, the site is designed to serve both national and global logistics networks. For investors and occupiers prioritising energy infrastructure and connectivity, Arrow Point Bolton represents a compelling long-term asset.
“We’re proud to have been appointed by Arrow Capital Partners to deliver the construction of Arrow Point Bolton,” added Andrew Stoney, Operations Director at VolkerFitzpatrick. “This is a key development in one of the UK’s emerging strategic locations for logistics. With sustainability and connectivity at its core, this scheme is a perfect example of the kind of future-focused projects we’re passionate about delivering.”
Arrow Capital Partners, with over $5bn in AUM, continues to grow its pan-European industrial footprint, leveraging cross-border capital partnerships from the US and Asia-Pacific. The company has offices across 12 countries and is actively deploying capital into brownfield and strategic land-led opportunities across the UK and EU.
