The Hill Group purchased land plot in Essex for 200-home development scheme (GB)

The Hill Group has announced the latest acquisition for its residential pipeline, an 80,937m2 site for a residential development located north of Kennel Lane in Billericay, Essex.


Purchased with outline planning permission for up to 200 homes, Hill will now embark upon an engagement programme with residents and the local authority to design a community-focused development tailored to local needs. Hill’s plans include a diverse range of high-quality, sustainable new homes featuring one and two-bedroom apartments and two to five-bedroom houses designed as a landscape-led development prioritising a large green public open space at the heart of the project. More than a third of the homes will be allocated for affordable housing.

Previously under private ownership and left undeveloped, Hill will transform the land to provide an attractive new suburban neighbourhood designed to foster a sense of community and wellbeing among residents. Hill’s plans will prioritise outdoor space for all homes, with a garden to each house, a balcony, or terrace area for each apartment, and all properties will include designated parking and cycle storage.


The biodiversity of the overall development will be enriched through a variety of landscaping features, including two sustainable urban drainage system (SuDs) basins, as well as additional tree and hedgerow planting. Plans will incorporate a range of infrastructure and connectivity improvements that will benefit the wider community, including a new cycle path, investment in highways, and the enhancement of an existing footpath adjacent to the site.


The development is located just one mile from Billericay town centre, which boasts a range of excellent amenities, including highly regarded local schools and a well-connected train station with regular direct services into London Liverpool Street in 34 minutes.
