Swiss Life Asset Managers is expanding its development portfolio with the acquisition of a 110 500m2 site in Burgbernheim. A modern logistics property with a rental area of more than 66 000m2 will be built there.
Swiss Life Asset Managers has exclusively acquired a ready-to-build site in Burgbernheim, west of Nuremberg. The investor-developer will develop the “Nuremberg West” project, a state-of-the-art logistics property with more than 66 000m2 of rental space, on the c. 110 500m2 site in Steinacher Strasse. Construction work is scheduled to start in the first quarter of 2025 and is expected to be completed in the first quarter of 2026. LIST Bau will act as the general contractor.

The location in the district of Neustadt an der Aisch-Bad Windsheim offers good accessibility to the metropolitan regions of Stuttgart and Munich thanks to its western location in the Nuremberg metropolitan region, as well as excellent connections to the national and international logistics network via the nearby A7 motorway. The Nuremberg metropolitan region has recently been officially recognised as an “EU Regional Innovation Valley” and is home to various world market leaders and hidden champions.

The property will offer a total rental area of 66 078m2. In addition to almost 58 000m2 of warehouse space, this also includes over 2100m2 of social and office space as well as around 5900m2 of mezzanine space. The building consists of seven units and can be let to a single user or several users.
The installation of heat pumps and a photovoltaic roof system is planned to generate renewable energy. Overall, the property is aiming for a BREEAM “Excellent” certification.
