SLP acquired logistics property in Ulricehamn for €18.2m (SE)

SLP has signed an agreement to acquire the property Ronnedal 1, a newly built and fully leased logistics property in Ulricehamn. The agreed property value amounts to c. €18.2m. The property's total area amounts to 72,000m2, of which 70% can be built according to the zoning plan. The lettable area, which was completed in 2023, amounts to roughly 24,000m2 and is leased by Logistikpartner i Ulricehamn AB with a fully indexed lease. Annual rental value amounts to approximately €1.5m and the remaining tenancy period is approximately 6 years. The property is environmentally certified and has solar cells installed.

 

"We are very satisfied with the acquisition of this newly built logistics property, which has an excellent strategic logistics location by highway 40 and which also has development potential in the form of a large building right," said Tommy Astrand, CEO of SLP.

 

The building also has an Autostore installed, an automatic warehouse management system, which the previous property owner invested in but which the tenant pays for and is included in the rental value. The property has a significant building right where the tenant has exclusivity until June 2026. The building right must be constructed with at least 10,000m2 at the time of use.

 

The property is acquired through a corporate transaction and is financed with own funds. The seller is Logistic Contractor. Access is planned to take place on June 28.
