Skanska Property Poland is launching the development of the first phase of its new office project located at Daszynskiego Roundabout in Warsaw. The Generation Park complex will become an important element of the development in Wola. Generation Park's three buildings will provide in total nearly 84,000m2 of LEED Platinum certified, modern office space.
Generation Park has been designed by JEMS Architekci offering a timeless, modern concept in the most dynamically developing part of Warsaw. The arrangement of the buildings was planned to create an interior passage between them with greenery, lawns and urban furniture available to all.
“Thanks to the spatial arrangement within the complex, a unique place on the map of Warsaw will be developed. Employees and residents will find here a green, friendly space full of cafes, restaurants and service outlets. Generation Park will bring generations together. We want everybody, employees and passers-by alike, regardless of age, to feel good here”, said Katarzyna Zawodna, managing director of Skanska's Polish Commercial Property Development.
Generation Park will be an investment open to Warsaw and its residents. The placemaking project Nowa Towarowa is being developed in close proximity to the complex. The goal of the project is to organize the space around Towarowa Street between Zawisza Square and Kercelak Roundabout. The city’s residents, in cooperation with architects and experts in placemaking and social studies, will participate in its development. During a process of consultation, workshops and meetings, participants will focus on how to plan Towarowa Street so that it will be both friendly and useful to Warsaw’s residents. Skanska is one of partners in the project.
Generation Park will comprise three buildings – two offering approximately 40,000m2 of leasable space in total and the third a 140-metre high tower providing more than 44,000m2 of modern office space and retail and services. The investment will provide 600 parking places and racks for 370 bicycles. The development of building X, the complex’s first phase, providing more than 21,000m2 of leasable area, comprising 11 floors above ground and two below ground level, has been launched recently and its completion is scheduled Q4 2017.
The Generation Park complex will be the biggest office scheme to be developed by Skanska in the CEE region and will offer its tenants nearly 84,000m2 of modern office space, all LEED Platinum certified.
Zawodna added: “Generation Park will be the biggest project in the history of our business operations in both Poland and the whole region of central and eastern Europe. The decision to develop such a spectacular project in Warsaw was a natural choice as Warsaw has become an office hub for the CEE region in recent years and continues to be one of the most attractive office locations in Europe. The office market in Warsaw is exhibiting rising office take-up and supply year by year. We are sure that by launching the development of Generation Park now, we will be able to take advantage of the positive economic situation in the leasing and transaction markets.”
