Emerging retail clusters in key urban and tourist regions offer robust investment appeal as Scallier steps in to lead leasing strategies and full project oversight.
Scallier, the retail park specialist, has secured exclusive rights to commercialise five new retail parks in Poland, located in Toruń, Bydgoszcz, Ruda Śląska, Zabrze, and Darłowo. The total gross leasable area (GLA) of the combined developments exceeds 40,000m², with construction set to begin between late 2025 and early 2026. Openings are expected during the first half of 2027.
In a strategic move aimed at aligning with the rapid evolution of consumer habits and increased demand for local convenience retail, Scallier is not only curating tenant mixes but also shaping project execution. In Zabrze, the company will manage the entire development lifecycle, from design through construction, on the site of a former supermarket, positioning the new retail park next to an existing Aldi, enhancing its visibility and footfall synergy.
“Each project we commercialise presents a unique challenge. Our role involves analysing local markets and tenants to determine the most suitable tenant mix, optimising rental rates, and applying solutions that enrich and enhance the commercial and service offering of each facility,” said Bartosz Nowak, Managing Partner at Scallier. “We approach every retail park individually... Our priority is to ensure convenience for customers making quick, everyday purchases...”
Key locations include Bydgoszcz (330,000 residents), where a 13,000m² park will rise on Grunwaldzka Street, adjacent to residential zones and DK80 national road. In nearby Toruń, a 10,000m² development on Bukowa Street will address a growing retail gap in this city of 200,000. Darłowo, while small with just 12,000 permanent residents, attracts over 1m tourists annually and will see a 7,000m² scheme along its main access route, boosting seasonal footfall opportunities.
Retail parks in Ruda Śląska (6,000m²) and Zabrze will also tap into existing urban dynamics and co-tenancy benefits. The former will be located near Castorama and Aura Park, leveraging adjacent traffic to solidify its commercial base.
While much of the focus is on physical retail, Scallier is also evolving the sector's e-commerce integration. From dedicated click-and-collect points to omnichannel-ready spaces, the firm is responding to the increasing demand for hybrid retail models, a key consideration for forward-thinking developers and investors.
