Real I.S. AG has completed the renovation of the Avenida Diagonal 67 office building in Barcelona, Spain. The building offers more than 5,400m2 of office space and is situated in the popular urban sub-market 22@, a relatively new business district in Barcelona which is also an innovation and technology location. Real I.S. acquired the property in 2019 for the open-ended specialised institutional alternative investment fund (AIF) Real I.S. BGV VIII Europa.

The modernisation work has created both an attractive façade and extra features such as a terrace measuring 300m2 with power outlets and WIFI reception which the tenants can use for special events. The entrance hall, corridors and sanitary rooms of the building, which was originally built in 2009, have been renovated to create more modern and functional areas. In addition, screens and monitors have been installed in the communal areas, in order to enhance user experience and enable real-time information and communication sharing.

The whole building, which has eight storeys above ground level, is now fitted with LED-lamps and twilight sensors in the offices, optimising energy consumption and leading to an improvement of the working environment. In addition, the newly installed state-of-the-art Mitsubishi lifts enhance the efficiency and accessibility of the property.

Juan Jimenez-Hevia, Head of Country of Real I.S. Group in Spain, said: “The successfully completed renovation has significantly boosted the quality of the building in one of the most popular locations in Barcelona, and we are proud of the BREEAM sustainability certificate which we have received and which underlines our commitment to sustainable building practices. We would like to thank all those who participated in the project for their hard work and commitment. And we are looking forward to the positive effects which these improvements will have on the experience of our users and on our community.

The companies involved in the works were Cushman & Wakefield as facility manager of the building; Arcadis as project manager; AVA Studio (lift design), FAIN (lift installation), Garcia Faura (façade works) and Savills (design and realisation of the communal areas).
