Panattoni will begin construction of a new park in the Silesian Voivodeship in December – Panattoni Park Sosnowiec V. The project will ultimately include two buildings with a total area of over 52,000m2. The first tenant is Hebe, for whom a build-to-suit distribution centre will be developed as part of the facility.
Construction of the first hall, covering over 33,000m2, will begin in December, with completion scheduled for the fourth quarter of 2025. In the future, a second building will be constructed, spanning nearly 19,000m2.
The park already has its first tenant – the Hebe drugstore chain. The company, part of the Jeronimo Martins Group, has leased 22,000m2 for a period of 10 years.
“Panattoni Park Sosnowiec V represents another step in our growth strategy for Silesia, a region that attracts huge interest from the key players in the market. We are extremely pleased that Hebe has chosen our location for its distribution centre, a choice that will lead to this brand’s further expansion in Poland. The space is to be tailored to Hebe’s specifications and will include a range of special solutions to improve its logistics processes,” said Marek Dobrzycki, Partner at Panattoni.
The Hebe distribution centre will feature a technologically advanced pick-tower mezzanine, internal transport systems enhancing productivity and work ergonomics, as well as comfortable social facilities.
Panattoni Park Sosnowiec V has been designed with the highest sustainability standards in mind and will be certified under BREEAM for a rating of Excellent. This will mean lower running costs for tenants and a lower carbon footprint. The park will also feature solutions to limit energy and water usage as well as a leak detection system, energy-efficient lighting and electric vehicle charging stations. The roofs of the buildings are to be reinforced and ready for the installation of solar panelling.
The park derives huge benefit from its strategic location. Panattoni Park Sosnowiec V will be just 2.2 km from the S1 expressway and 12km from the nearest junction of the A4 motorway so it will have excellent access to Poland’s main communication routes. The development will be located just 16km from the centre of Katowice and 19km from Katowice Airport, while the distance to Poland’s border with the Czech Republic will only be 84km.
