Bryant Park Netherlands Acquisition III B.V., a fund affiliated with Marathon Asset Management (Marathon) has sold the office building Azura on Saturnusstraat in Hoofddorp, the Netherlands, to the Municipality of Haarlemmermeer. The Azura building comprises more than 5,000m2 with an adjacent pavilion of more than 700m2.
Constructed in 1991 at the Saturnusstraat in Hoofddorp, the office building was recently renovated and transformed into a modern business centre. It is easily accessible due to its location near highways A4, A44 and A9 and Hoofddorp train station within walking distance. The building offers excellent facilities for companies' daily operations, such as work stations, meeting rooms, and office space.
Erik Dijkema, Partner at Unifore, who acted as Asset Manager for Marathon from the outset, said: “Unifore is very pleased with this sale to the Municipality Haarlemmermeer. Azura was from the start an asset management play by the book. Fully vacant at acquisition in December 2016, fully let a month later and after an extensive renovation, designed by V8 Architects, finally handed over to the tenants in 2018.”
Corné Valk, Associate at Savills in the Netherlands, said: "After a two-year process, we are delighted to have been able to assist Marathon in this complex sales process. The close cooperation with our Property Management department, who have been responsible for the management of the property since its acquisition by Marathon, ensures that the current tenants won’t experience any disruption during the handover to the Municipality of Haarlemmermeer."
Savills advised Marathon on the sale and management of the Azura building. Unifore fulfilled the role of an asset manager. Loyens & Loeff advised Marathon legally. The Municipality of Haarlemmermeer was assisted by Cushman & Wakefield and legally advised by Pot Jonker.
