Mindspace takes 4,500m² at Warsaw’s Skyliner II as demand for flexible workspace in prime locations outpaces supply

Warsaw, Poland: Mindspace, the global flexible workspace provider, is expanding its Warsaw footprint with the signing of a 4,500m² lease across four floors of the Skyliner II tower near Rondo Daszynskiego, one of the city's fastest-growing business districts. The new location, spanning floors 8 to 11 with each floor covering more than 1,000m², will offer more than 650 workstations and is scheduled to open in mid-2027. The move takes Mindspace's combined capacity across the Skyliner complex to over 1,200 workstations, cementing its position as the anchor flexible workspace operator in one of Warsaw's most prominent office destinations.

Skyliner II will stand 130 metres tall across 28 storeys, offering approximately 24,000m² of leasable space, a rooftop garden, landscaped green terraces on its upper floors and a 4,500m² podium connecting it to the first Skyliner tower, accessible to both tenants and the wider local community. The building holds BREEAM Excellent certification and will be powered entirely by renewable energy. This will be Mindspace's third Warsaw location, following Mindspace Koszyki, which opened in 2017, and Mindspace Skyliner, launched in 2023, which occupies 4,400m² and provides more than 600 workstations across three floors of the adjacent tower.

"Skyliner II is a natural next step in expanding our operations in Poland. Mindspace's nearly ten years of experience in the Polish market have shown that flexible workspace solutions work equally well for freelancers and smaller companies seeking flexibility, as they do for large organisations looking to scale their office space as their teams grow. Today, an office needs to give employees a compelling reason to commute, and Skyliner II is certainly the kind of place that does just that. With the supply of new office space in the city's prime locations remaining very limited, this opening is also our response to genuine market demand," said Michal Kwinta, General Manager CEE at Mindspace.

The interiors at Mindspace Skyliner II will reflect the operator's signature design-led approach, featuring a palette of light, soft colours dominated by white and shades of beige, natural wood, integrated greenery and extensive glazing to create an airy, open environment. The layout will accommodate a range of working modes, from individual focused work to team meetings, workshops and informal networking. Services will include 24/7 access, IT support, cleaning, a dedicated beverage area, phone booths, video conferencing technology and a member app for booking desks and meeting rooms. Members will also have access to Mindspace's global network of nearly 50 locations across 24 cities and seven countries in Europe and the United States at no additional charge.

For investors and developers tracking the Warsaw office market, the strategic timing of this expansion carries a clear signal. Michal Kwinta noted that the supply of new office space in Warsaw's prime locations remains very limited, a structural constraint that is pushing occupiers, including large corporates and growing scale-ups, towards high-quality flexible space as an immediate and operationally efficient alternative to conventional leasing. With BREEAM Excellent certification, full renewable energy supply and a prime metro-connected location, Skyliner II represents precisely the kind of best-in-class asset that continues to attract occupier commitment even as secondary office stock faces growing obsolescence pressure across Polish and wider CEE markets. For developers, the lesson is equally direct: well-specified, transit-connected office buildings with strong sustainability credentials are still letting at scale.

"Skyliner II is very much in line with the direction in which the flexible workspace market is evolving. It is no longer just about renting a desk or a private office, but about creating an environment where people can work, meet and build relationships. The location, access to shared spaces and the amenities available throughout the wider complex are now just as important as the office itself," added Michal Kwinta. Mindspace Skyliner II will become one of nearly 50 Mindspace locations worldwide, joining a network spanning Berlin, Munich, Frankfurt, Hamburg, London, Amsterdam and San Francisco, among others.
