M3 Projectontwikkeling (M3) and BPD Woningfonds (BPD) have signed a cooperation agreement on the Living in GOLD project in Gouda. This project is an initiative of M3 and comprises c. 250 homes. Due to the turbulent market development (rising mortgage rates, rising construction prices and changing government policy), an adjustment of the project was inevitable. In 2022, the choice was made for more mid-market rental and fewer owner-occupied apartments. Because of the knowledge and experience present at this party, BPD was asked to participate in 'Living in GOLD' and responded positively to this proposal. Construction will start in the fall of 2023.
The railway zone in Gouda is an area with mainly offices and logistics activities. That's going to change step by step. More and more homes are being built, in combination with facilities for people who want to work and relax there. It concerns 12 sub-locations, of which M3 Projectontwikkeling is taking care of the first – in the eastern part of the railway zone.
The Living in GOLD project by M3 Project Development and M3 Architects consists of two towers (12 and 20 floors) and a connecting plinth with a roof garden. The design promotes community living, with shared spaces like a communal kitchen, living room, workplaces, fitness and washing machine rooms.
The construction of dozens of ground wells for heating and cooling and a parking garage with 186 spaces and nine shared cars will start after the summer. The two towers will gradually become visible, and the roof garden will be constructed to complete the project. Close to 100m of infiltration crates will be constructed to prevent rainwater from discharging into the sewer. The contractor for this project is Batenburg, and completion is expected in mid-2026.
Woonpartners Midden-Holland will purchase 98 rental homes and BPD Woningfonds 98. Living in GOLD is realized on the basis of the so-called OZO concept (Development Without a Developer). M3 Architects and M3 Project Development together have both disciplines in-house and can therefore work faster, more efficiently and cheaper.
