Leonardo Hotels acquires Heathrow property in strategic leasehold buyback

Leonardo Hotels UK & Ireland has acquired the freehold of its 230-room Leonardo Hotel London Heathrow Airport from Aprirose, marking its fourth leasehold buyback in under a year. This move consolidates the group's ownership of the prominently located hotel on Bath Road, just five minutes by shuttle from Heathrow Terminals 2 and 3.

The hotel, purpose-built and extensively refurbished in 2019/2020, features 230 bedrooms, 14 state-of-the-art meeting and conference rooms, a stylish bar, and a 140-cover restaurant. Its prime location, less than one kilometre from Hatton Cross underground station, provides direct access to Central London and all Heathrow terminals via the Piccadilly Line.

“Heathrow is a critical gateway not just to the UK, but to the world, and this acquisition reinforces our long-term commitment to strategic locations with strong demand fundamentals,” said Jason Carruthers, Managing Director, Leonardo Hotels UK & Ireland. “We’ve successfully operated this hotel for nearly a decade, and by bringing both the property and operations under our control, provides us full flexibility to invest and grow our offering in the years ahead.”

The acquisition aligns with Leonardo Hotels' strategy to strengthen its ownership position in high-performing assets. “This acquisition is a natural next step in our UK expansion strategy and demonstrates our confidence in the resilience and long-term value of the London hospitality market,” added Ronen Nissenbaum, CEO UK, Ireland, Benelux, Spain, Portugal, and US Development for Fattal Hotels. “Leonardo Hotel Heathrow is exceptionally well-positioned to benefit from both international travel and business demand.”

Aprirose, the previous owner, acquired the hotel in 2015. “Selling the asset to the owners of our long-term tenant represented an ideal transaction for Aprirose, creating liquidity for our investors,” said Ari Boyd, CFO at Aprirose. “It comes as we have been looking to redeploy capital into other sectors where we believe we can achieve enhanced returns.”

Knight Frank advised Aprirose on the transaction. “We are delighted to have advised Aprirose on this important sale that will help facilitate growth in the core business strategies the company is focusing on,” said Chris Field, associate in the hotel brokerage team at Knight Frank. “Equally, we are pleased to have concluded a successful sale with Fattal Group who have secured the freehold interest of this hotel which is in a vital location for their Leonardo brand adjacent to Heathrow International Airport.”
