Garbe buys logistics property south of Berlin (DE)

Garbe Industrial Real Estate is growing its commitment in the Berlin/Brandenburg metropolitan region. The Hamburgbased project developer has secured a 24,000-squaremetre plot in Ludwigsfelde (Teltow-Flaming district, Brandenburg). A multi-user property with a total area of around 12,000m² is to be built on it. The investment volume amounts to €16.5m. The property is part of the former state-owned company "VEB Industriewerke Ludwigsfelde".

 

The industrial park is located about ten kilometres south of the Berlin city limits. It is connected to the A 10 Berlin ring road via the B 101. The regional train station Birkengrund with connections to the center of Berlin is about two kilometres away. Above all, the location was decisive for the purchase of the land.

 

"The location in the southern Berlin area is extremely attractive and can be described as a hotspot," said Adrian Zellner, Member of the Executive Board of Garbe Industrial Real Estate. "Rental demand is high, but the availability of vacant space is very low. That's why we decided to develop the property for perspective."

 

The plan is to build a facility that can be used for both commercial and logistics services. Construction is scheduled to begin in the fourth quarter of this year. The new building will be equipped with at least ten dock levellers and two ground level gates.

 

"We are in a phase of planning where we can still take into account the wishes of the tenants when designing the hall layout. In addition, we have decided to offer smaller spaces for local SMEs by dividing the halls into sections of 5,000m² or more," explained Adrian Zellner.

 

Recognised ESG criteria are taken into account in the development of the property. For example, a photovoltaic system will be installed on the roof of the building to generate renewable energy. Garbe Industrial Real Estate is striving for certification according to the Gold Standard of the German Sustainable Building Council (DGNB). The new building is scheduled for completion in the third quarter of 2023.
