In a significant move underscoring the resilience and momentum in European logistics, Savills Investment Management has acquired the Grade A Logistic Park Manises near Valencia from Scannell Properties for over €20m, on behalf of its European logistics fund. The 19,284?m² facility, developed in 2023, adds strategic depth to a fund now managing €730m across seven countries with a near-full occupancy rate of 98%.
Fully let on a long-term lease to a leading international logistics operator, the property features 20 loading docks, ancillary office space, and is BREEAM “Very Good” certified. Its prime location, just 5?km from Valencia Airport, 16?km from the city centre and 24?km from the port, offers direct access to both the A-3 and A-7 motorways, enabling rapid national and international distribution.
“With this purchase near Valencia, we have added another property with strong fundamentals and sustainability qualities to the portfolio,” said Gerhard Lehner, Head of Germany at Savills IM. “The asset is situated in an attractive urban location, adopts a flexible use of space and is let to a tenant with a strong credit rating.”
“Logistic Park Manises has attracted the interest of many logistics real estate investors who are seeing great potential in Spain’s third largest city,” said Javier Inchauspe, Managing Director, Spain at Scannell Properties. “As a modern and sustainable warehouse with a first-class tenant, this property represents a strong investment for Savills IM.”
Investors and developers should also note a key local market trend: Valencia’s logistics sector is characterised by constrained supply and high occupier demand, yet build-ready land near core infrastructure remains scarce. This structural scarcity enhances the capital appreciation potential of prime assets like Logistic Park Manises, particularly those already let to strong covenant tenants.
