Caudwell taps Dorchester Collection for €2.35bn London ultra-prime scheme

Ultra-prime developer Caudwell has appointed Dorchester Collection to manage the €2.35bn (£2bn GDV) 1 Mayfair residential development, bringing hotel-calibre concierge and lifestyle services to what is set to become London's most prestigious residential address.

 

The appointment positions 1 Mayfair as offering "Luxury Services By The Dorchester", uniting two of Mayfair's most distinguished luxury destinations. Located on South Audley Street near Park Lane and Hyde Park, the development comprises 24 principal residences, including lateral apartments, penthouses and townhouses, plus five staff suites. Residences start from €41m (£35m), with completion scheduled for Q1 2027.

 

The partnership grants residents priority access to The Dorchester's three Michelin-star Alain Ducasse restaurant, The Grill, China Tang, and the hotel's exclusive 'black book' for reservations at sought-after restaurants, sold-out sporting events and fashion shows. The hotel, which opened in 1931, sits just a three-minute walk from the development.

 

What sets 1 Mayfair apart from competing ultra-prime developments is its operational infrastructure, designed with institutional-grade serviceability that could appeal to family offices seeking trophy assets with built-in revenue streams from ancillary services.
The development features extensive back-of-house facilities including concealed corridors, staff stairwells and dedicated lifts, enabling discreet service delivery. All residences include secondary staff entrances, with larger units equipped with professional catering kitchens.


Amenities include a health spa with a 20-metre (approximately 400m²) swimming pool beneath a double-height glazed ceiling, gym, treatment rooms, hair salon and juice bar. A la carte services span 24-hour in-residence dining, housekeeping, personal assistant services, pet care and event management. An on-site car valeting facility and dedicated floral room will operate in conjunction with The Dorchester's Cake & Flowers shop.
