British Land has launched Broadgate Central, an 11,148 m² retail, leisure and dining destination at its Broadgate campus in the City of London, marking the area's first major retail development in 15 years. The scheme, spanning the ground and lower ground floors of 1 Broadgate and 100 Liverpool Street, is already 90% let or under offer.
The project connects Liverpool Street station to Finsbury Avenue Square and features an impressive tenant roster. Recent signings include Moyses Stevens, London's oldest luxury florist established in 1876, and Poolhouse, a social entertainment concept from the founders of Topgolf and Puttshack. The leisure component also welcomes The Horsemen, an Irish-American freehouse, alongside Salad Project, Dining Townhouse nail salon, and Eton Shirts.
Fashion retailers Moss, Mango, Luca Faloni, Hobbs and Whistles anchor the retail offering, complemented by beauty brands including Boots Fragrance, Molton Brown, Strip and Murdock London. The food and beverage line-up features Sandwich Sandwich, Sushinoya, Vagabond, NOTTO To Go, Läderach and Maison Ladurée.
"Broadgate Central redefines the City's retail and leisure scene, bringing together leading brands in a vibrant, accessible destination," said Kelly Cleveland, Head of Real Estate and Investment at British Land. "The strong leasing momentum across the campus, with only one floor of office space available, increasing footfall throughout the whole week, and office utilisation back above pre-Covid levels mid-week, reflects the benefits of our campus model and Broadgate's enduring appeal."
For investors and developers, the scheme demonstrates strong conviction in mixed-use placemaking, with the Broadgate campus now commanding 26,848 m² of premier retail, hospitality and leisure space. The development aligns with the City of London Corporation's 'Destination City' strategy, which has already delivered a 7% rise in footfall this financial year, a critical metric as institutional investors increasingly value destinations with strong weekday and weekend activation.
Tom Sleigh, Chair of the City of London Corporation Planning and Transportation Committee, emphasised the broader impact: "Major employers and brands are reinforcing their commitment to the City of London as the destination of choice, in part, thanks to the outstanding public realm, retail and hospitality offer that developments like Broadgate Central are delivering. The City of London is more than just a business district, it's a destination, offering world-class hospitality, culture, leisure and amenities designed for how people live, work and connect in the 21st century."
