AEW invests logistics asset near Vienna (AT)

AEW acquired a c. 40,000m2 fully let logistics asset in Ebergassing near Vienna, Austria, on behalf of a separate account mandate for a German investor. The asset has been acquired from developer, DLH Austria.

The newly built Grade A warehouse comprises six units across two buildings and is fully let to a number of well-established international occupiers operating in the logistics services industry. All tenants are committed to long-term fixed lease agreements.

The asset has been constructed to a high standard and has achieved a DGNB Gold sustainability label, including features such as PV installations, a sustainable heating system, e-charging facilities, LED light system, and partially greened roofs.

Strategically located in the Vienna metropolitan area], the asset is in a sought-after hub for logistics with access to major transportation networks providing seamless connectivity to Vienna, the Slovakian capital Bratislava, and other key economic areas. The property also benefits from its proximity to Vienna International Airport.

Niklas Rather, Head of Investment Germany at AEW, said: “Through this acquisition, we have secured for our client a high-quality property where the income is derived from a number of well-established occupiers in an attractive and supply-constrained market, a combination which is rare to find. The Vienna logistics market is experiencing continued positive growth, benefitting particularly from its Central European location, which is attractive to a diversified range of occupiers. In addition to its versatility for third-party use and quick accessibility to the city centre of Vienna and the airport, the property offers high sustainability standards in line with our client’s strategy.

AEW was advised by Schonherr, Drees & Sommer, TPA and Luther.
