W. P. Carey acquire Multimedialny Dom Plusa office building in Warsaw (PL)

Linklaters has acted for its longstanding client, W. P. Carey, a real estate investment trust specialising in corporate sale-leaseback and build-to-suit financing, in relation to the acquisition of Multimedialny Dom Plusa – the headquarters of the giant Polish telecommunications operator, Polkomtel. The seller was Harmony-Warszawa-Konstruktorska, an entity affiliated with Polkomtel.

 

Linklaters Warsaw was involved in and advised on comprehensive due diligence of the asset and all transaction-related work. Janusz Dzianachowski, a managing associate within the real estate practice, managed the legal team advising W. P. Carey with the support of Marta Bijak-Hajduk, a senior associate and Tomasz Trystuła, an associate – both within real estate practice.

 

Multimedialny Dom Plusa is a modern, six-storey class A property with a total office space of 23,000m² making it one of Poland’s largest modern office buildings. Located in Warsaw's Mokotów district at Konstruktorska Street, the building was designed according to the needs and specifications of the main tenant, Polkomtel. Completed in September 2015, it is characterized by modern architecture and was designed by Kuryłowicz & Associates studio.

 

The office market in Poland benefitted from record levels of take-up in 2015. Preliminary data from JLL revealed that the volume of lease agreements in 2015 totalled 1.3 million m² across Poland, which is the best ever result for the country's office market. Adding a further positive trend high developer activity accompanied strong take-up, with a total of over 700,000m² expected to have been delivered to the market by year end.
