Trammell Crow Company (TCC) has completed and fully let a 14,152m2 warehouse near Barcelona prior to completion to a single tenant, with a Spanish automotive company taking the entire space.
The asset, known as CITYDOX Granollers, was developed and let by TCC as part of an agreement with AEW, a leading real estate investment asset manager, which acquired the site from TCC last year on behalf of its Logistis development fund. The building, which also includes 77 parking spaces, was completed ahead of schedule.
The scheme is built with a BREEAM Excellent rating, an EPC A certification, and construction that enables full photovoltaic rooftop installations. TCC also designs its assets to reduce the embodied carbon footprint of its warehouses per sq m year-on-year and provides multi-modal electric vehicle charging facilities for cars, motorbikes, cycles, scooters and HGVs.
Granollers is a prime area in the Catalonia region for industrial and logistics assets. It benefits from quick access to the AP-7 and C-17 motorways, with Barcelona’s port and airport a 37-minute and 40-minute drive away, respectively.
