Real estate investor Martin Ladyr, through SWORP a.s., bought the office building of the former General Directorate of Metallurgical Druhovyroba from the Cimex investment group with plans to reconstruct and modernize the building. The seven-storey Sworp House has a total area of 9,988m2 and in its current form offers offices from 12m2 to entire floors.
The large office building at V Olsinach 75 near the Strasnicka metro station in Prague was built between 1967 and 1974 for the General Directorate of Metallurgical Secondary Production in Prague 10. It is an atrium-type building with a flat roof, the main load-bearing structure of which is a steel skeleton, which was designed by the Prague Design Institute. At that time, the value of the construction was €2m, which would be c. €27.5m when converted to today's prices.
"We are bringing a new life back to an iconic office building in Prague 10. We see huge potential here, it is a spacious building with plenty of warehouse space and parking spaces, which gives it a great competitive advantage that most offices in the centre cannot offer. With the modernization, we are moving this building into the 21st century and we are looking for new colleagues and tenants here," said Martin Ladyr.
As far as plans are concerned, a restaurant has been newly opened, a spacious meet-up space for turnkey lease is planned for the future, a fitness and wellness centre will be built, commercial units on the ground floor of the building that will open the entire space to the public, thematic shared meeting spaces, and in the longer term, it will be the turn of the atrium and tropical garden roofing.
"We are inspired by premium offices, whose progressive elements we would like to incorporate into our building, and in addition to building a high standard, we want to offer the space at an affordable price per m2. We create a pleasant, collegial, modern working environment for everyone," added Martin Ladyr.
