Stoneweg and M&G unveil 583-unit Flex Living scheme in Madrid’s Valdebebas

Bext Space expands to over 868 beds in the capital with sustainable, amenity-rich development just 15 minutes from the city centre.

 

Stoneweg, the Geneva-based real assets investment firm, and M&G Real Estate, have launched Bext Valdebebas, their latest Flex Living development under the Bext Space platform in Madrid. The project adds 583 new apartments across two adjacent buildings and brings the total Bext Space footprint in the capital to more than 868 beds.

 

Located in Valdebebas, northeast of Madrid, the multi-million-euro residential complex offers fully furnished studio, one-bedroom, and two-bedroom units, some with private terraces, across approximately 44,000 m² of residential space. Tenants also have access to shared amenities including a coworking space, swimming pool, padel courts, gym, gardens, running track, 537 parking spaces and a rooftop BBQ area. The building meets EPC A and BREEAM Excellent sustainability benchmarks.

 

“Bext Valdebebas is a Flex Living, apartment-hotel style building that provides tenants with flexible rental accommodation alongside enviable amenities and shared spaces,” said a spokesperson for Bext Space. Set to welcome its first tenants this month, the development builds on the success of Bext Vallecas, the JV’s inaugural Madrid project.

 

Valdebebas is one of Madrid’s fastest-growing urban hubs, with around 12,500 new homes supported by retail, office, hospitality and green space. Notably, it also hosts Real Madrid’s Ciudad Real Madrid training complex. This unique mix of infrastructure and lifestyle offerings has made it one of the city’s most investable residential areas, particularly for long-term rental strategies.

 

Madrid's population surged by 40% between 2011 and 2021, with the percentage of renters increasing by 10% since 2012. Flex Living has emerged as a strong response to these pressures, with 5,400 operational beds and another 12,000 in the pipeline across the city. The Stoneweg and M&G JV positions itself at the forefront of this trend, appealing to mobile professionals and global citizens seeking flexible, serviced accommodation with lifestyle appeal.

 

For institutional investors, this model offers stable income streams and scalability within a sector that combines hospitality-style turnover with the security of residential assets. As demand continues to outstrip supply in major Spanish cities, Bext Space’s pipeline is well-positioned for strong absorption and long-term capital appreciation.
