Skanska is planning to develop a new office building in Gdańsk's business district, at Grunwaldzka Street, opposite the University of Gdańsk campus. It will be Skanska office unit's first investment in the Tri-City with the first tenants scheduled to move to the building in 2019.
The land plot of 9,000m², located at 343-345 Grunwaldzka Street, is in the city's business district and is in close proximity to the SKM urban railway. On the plot formerly occupied by Centrostal, Skanska will develop a modern office complex which will provide in total approximately 42,000m² of GLA. Preparation works on the land plot will be launched in mid-2017.
"Our successes in regional cities such as Kraków, Wrocław, Łódź, Katowice and Poznań have encouraged us to purchase a land plot in the northern part of Poland. Tri-City is a natural next step for Skanska’s business in Poland," explains Łukasz Kaleciński, Regional Director at Skanska Property Poland. "The advantages of this particular land plot include the excellent public transport and the proximity of the University of Gdańsk. This is of crucial importance for our tenants - companies from the business services sector - who look to attract students and graduates."
Skanska’s business plans related to the Tri-City are determined by the dynamic development of the business services sector in the region. 2014 and 2015 saw the number of specialists employed in the sector increase by 40% in the Tri-City. During the CEE Shared Services and Outsourcing Awards event, the agglomeration itself was recognized as the fastest developing location for outsourcing projects in Poland. Since 2012, Skanska has leased over 230,000m² of space to companies from the business services sector. Now it will offer its new tenants this exciting new project, equipped with green solutions which are compliant with the principles of LEED certification.
