Realterm announced the acquisition of a prime industrial outdoor storage (IOS) logistics facility at Bijsterhuizen 1134 in Nijmegen, Netherlands. The well-positioned asset was acquired from M7 Real Estate and includes a 9,988m2 logistics building and a 3,543m2 office on a 22,510m2 site.
"This acquisition in Nijmegen aligns perfectly with our strategy to establish strong positions in key European logistics corridors," said Piet van de Ven, Associate, Investments at Realterm. "The facility's prime location, just 18km from the German border, provides access to four million consumers within a one-hour drive time, making it an ideal final-mile delivery hub serving both the Netherlands and Germany."
The property, currently leased to Micodo, a specialist in large event logistics, features superior technical specifications including two-sided loading access, 16 dock doors and two points of ingress and egress. Situated in the Arnhem-Nijmegen corridor, the facility benefits from excellent visibility along the A73 highway and proximity to the region's inland port.
"The Dutch logistics market continues to demonstrate robust fundamentals, driven by strong freight transport levels and the influence of the Port of Rotterdam," said Marieke de Jong, Head of Investments at Realterm. "As the development pipeline remains constrained and the occupier market is showing the first signs of stabilization, this acquisition positions us to capitalize on the market's continued strength."
The Nijmegen facility represents Realterm's commitment to acquiring high-functionality assets in tactical locations, supporting its expansion across key European markets. The property's potential for enhanced IOS space aligns with Realterm's value-add strategy in the region.
M7 was legally advised by Loyens and Loef and commercially advised by 1530 Real Estate and 3stone Real Estate. Realterm’s advisers in the transaction included Savills, DLA, SGS and Deloitte.
