Budapest, Hungary: Futureal Group, one of Central Europe's leading diversified commercial property investment and development groups, has completed the acquisition of Premier Outlet Budapest, Hungary's dominant outlet centre. The transaction, which closed in October 2026, marks a significant strategic pivot for Futureal's Hungarian operations, moving beyond its established development focus towards direct investment in income-producing commercial assets. FREY will continue to operate the centre on a day-to-day basis, while Futureal assumes asset management responsibilities.
Opened in 2004 and located in Biatorbágy at the junction of the M1 and M0 motorways, Premier Outlet Budapest offers 23,000m² of lettable space across more than 90 stores, with an occupancy rate of 99.7%. Its tenant line-up reads like a who's who of international fashion and lifestyle brands, including Nike, Adidas, Hugo Boss, Tommy Hilfiger, Lacoste, GANT, GAP, Karl Lagerfeld, Samsonite and Calvin Klein. The centre is home to Nike's largest outlet unit in Central Europe and Adidas's largest outlet store in Eastern Europe, underscoring its dominance within the regional outlet landscape.
"Futureal's Hungarian operations has historically focused on property development, where we have been market leaders for two decades. Since the elections in April, Hungary's appeal for international investors have skyrocketed. This has already decreased the CDS spreads by 50bps, strengthened the forint by 10% and will bring about a major increase in liquidity. We are excited to be ahead of the curve, focus on investment properties in Hungary also and be a catalyst for regime change in the Hungarian real estate market. Premier Outlet Budapest is the first major step in this direction, and we also see synergies with our Etele Plaza, the market leading shopping centre on the Buda side. The two destinations offer complementary shopping experiences, giving us an opportunity to build on our retail expertise and strengthen their appeal to both visitors and tenants," said Gabor Futo, Co-founder and Owner of Futureal Group.
"The election outcome has fundamentally changed our view of the Hungarian real estate market. As the market environment becomes more predictable, the pricing of income-producing properties can at times offer a more attractive risk-return profile than a new development. That is why we decided to accelerate our direct investments. The retail asset class is increasingly sought after, which is why we wanted to acquire this unique property with exceptional competitive advantages. With the return of international investors, we expect significantly greater liquidity in the Hungarian investment market, which will also have a positive effect on the pricing of quality assets. Premier Outlet Budapest is the first major step in our investment strategy, and we expect further acquisitions to follow," added Oliver Treiber, Chief Investment Officer of Futureal.
For investors and developers tracking Central European real estate, the macro context behind this deal carries considerable weight. Hungary's political environment has historically acted as a deterrent to cross-border institutional capital, but the post-election shift referenced by Futureal's leadership is already being reflected in measurable market indicators: CDS spread compression of 50 basis points and a 10% strengthening of the forint since April 2026 represent a meaningful repricing of country risk. For those willing to move early, assets of the calibre of Premier Outlet Budapest, with near-full occupancy, anchor tenants of global standing and strategic motorway positioning, are precisely the kind of stabilised, income-generating platforms that tend to re-rate sharply as liquidity returns to a previously discounted market. The complementary relationship with Futureal's Etele Plaza in Budapest's 11th district also creates a dual-asset retail platform with genuine cross-promotional potential.
