Sunrise Real Estate signs 25,000m² Swedish logistics lease with Dahl Sverige AB at BREEAM Excellent Enkoping facility

Enkoping, Sweden: Sunrise Real Estate, the pan-European investor, developer and asset manager specialising in high-quality logistics real estate, has signed a lease agreement for 25,000m² at Snedengatan 1, Enkoping, with Dahl Sverige AB, one of Sweden's leading distributors of solutions across the HVAC, civil engineering, water and sewage, cooling, industry and property sectors. The transaction adds a major occupier to a recently completed, state-of-the-art 68,000m² logistics and light industrial facility developed in collaboration with logistics real estate specialist Panattoni.

The asset is positioned directly adjacent to the E18 motorway, providing immediate access to Stockholm and strong connectivity to Sweden's key population and distribution centres, including Arlanda, Uppsala, Sodertälje and Orebro. Enkoping's reputation as "Sweden's Closest City," owing to its comparative proximity to a large number of cities, makes the location a genuinely strategic choice for occupiers seeking nationwide distribution reach within a single facility. The scheme has been designed to support both logistics and light industrial operations, with loading yards on both sides of the building to facilitate efficient flow-through logistics, approximately 9,700m² of mezzanine space, a large outdoor storage area and highly flexible floorplates capable of accommodating occupiers of varying sizes. Sustainability credentials are strong, with BREEAM Excellent certification, geothermal heating systems and roof infrastructure prepared for solar panel installation.

"We are delighted to welcome Dahl Sverige AB to our state-of-the-art facility in Enkoping. This scheme embodies our commitment to future-ready logistics real estate and the 25,000 sqm lease reflects significant demand from leading occupiers for sustainable, high-quality logistics space in strategically connected locations. The asset's position at the heart of Sweden's logistics network, combined with its modern specification and excellent sustainability credentials, makes it an exceptional platform for occupiers looking to support future growth and operational efficiency," said Fionn Murphy, Associate at Sunrise Real Estate.

"As we continue to develop and strengthen our distribution network, securing high-quality logistics space in strategic locations is of paramount importance to us. This base offers the scale, flexibility, and connectivity required to support our continued long-term growth, while its strong sustainability credentials align with our focus on operating an efficient, environmentally responsible business," said Jonathan Mankowitz, Director of Logistics at Dahl Sverige AB.

For investors and developers tracking Scandinavian logistics real estate, the Enkoping deal illustrates a trend worth watching closely. Sweden's logistics market has faced constrained supply of Grade A, multi-occupier facilities outside the core Stockholm and Gothenburg zones, yet occupier demand from both third-party logistics operators and large-scale distributors continues to grow, underpinned by e-commerce penetration and supply chain consolidation. Facilities that combine BREEAM Excellent ratings with genuine motorway adjacency and flexible floorplates are leasing rapidly, and with construction costs elevated across the Nordic region, the window to deliver well-specified product ahead of demand remains time-sensitive. Sunrise's ability to lease 25,000m² of a 68,000m² scheme to a single anchor occupier at this location reinforces the investment case for well-located Swedish logistics assets beyond the primary urban cores.

"We are very pleased to have facilitated the lease to Dahl. The warehouse in Enkoping is a modern, well-designed, and high-standard facility, making it an excellent match for Dahl's operations and future needs," said Jesper Carlsoo, Carlsoo Property, which advised Sunrise on leasing. Christoffer Walljaeger, who acted as landlord representative for Sunrise, added: "It is particularly gratifying to have contributed to a solution that delivers long-term value for both the tenant and the property owner, and we look forward to following Dahl's continued development at the site." DLA Piper provided legal advice to Sunrise on the transaction.

Founded in October 2020, Sunrise Real Estate manages more than 2.79 million m² of assets across the UK and Europe, spanning big box, mid-box and urban last-mile standing assets as well as ground-up developments.
