Real I.S. AG has acquired two landmark buildings which are part of the “Intelligent Quarters” building ensemble in Hamburg HafenCity. The two properties situated directly on the Elbe were completed in the summer of this year. The Watermark office tower was purchased for the Real I.S. Themenfonds Deutschland I and the Shipyard property for the BGV VII Europa. The total rental area amounts to 21,500m². The developers and sellers are project partners ECE and STRABAG Real Estate. The parties have agreed to keep the purchase price confidential.

The office tower, designed by award-winning architecture firm Stormer Murphy and Partners, is situated on the Uberseeallee in the part of the ensemble between Magdeburger Hafen and HafenCity University. The Watermark building comprises 14,500m² of office and commercial space over 18 floors and towers over the whole of HafenCity. The floor terrace looks out onto the neighbouring Shipyard building, with its seven floors and 7,000m² of space, and offers a spectacular panorama across the Elbe, Hafen, HafenCity and Hamburg’s city centre, as well as the Elbe Philharmonic Concert Hall.

“The outstanding office tower of the ‘Intelligent Quarters’ with its impressive view of the Elbe and the harbour, direct access to water across the square and excellent transport connections is the ideal addition to our portfolio,” said Jochen Schenk, Chairman of the Board of Management at Real I.S. AG.

“The sale of this urban development project, which excels through its architectural design, to Real I.S. marks another milestone for this successful project,” commented ECE Managing Director Dr. Andreas Mattner. “The fact that the office space had already been almost fully let upon completion is proof of the project’s quality.

SRE Managing Director Rainer M. Schafer added: “We are convinced that the impressive development of HafenCity is a win-win situation for occupiers, investors and developers alike.”
