Real I.S. acquires Berlin office complex AERA (DE)

Real I.S. AG has acquired the office complex AERA for two of its specialised AIFs/institutional investment funds. Construction of the property located in Berlin’s City West has been completed this month. More than 12,000m2 of rental space is spread over seven upper floors. The space can be let as up to four units per floor or as one large contiguous area. As a property that is sustainable with regard to energy and resources, the aim is to achieve at least Platinum certification by the German Sustainable Building Council (DGNB). The parties have agreed not to disclose details of the transaction price.

The fully air-conditioned property also meets very stringent ESG requirements thanks to state-of-the-art technology. The building is notable for its architecture and the unique roof garden. The AERA complex is situated in the Charlottenburg-Wilmersdorf borough of Berlin’s City West. An absolute highlight and unique selling point of the property is the roof garden. It is around 2,200m2 in area with trees twelve metres high, providing a magnificent 360° view of the Berlin skyline. This retreat zone and relaxation area are accessible to all tenants from all floors via a terraced staircase. In addition, the property offers underground parking with 36 parking spaces – most of them equipped with charging stations for electric vehicles – and two outdoor parking options. The modern architecture of the building was designed by the renowned architectural firm Gruntuch-Ernst.

 

The law firm Noerr advised Real I.S. on all legal aspects of the deal. Technical support was provided by the property developer Arcadis.
