Panattoni has successfully finalized the sale of City Logistics Warsaw IV, a 39,000m2 logistics complex located in Warsaw. The buyer is an international entity specializing in real estate investments. The transaction is valued at €53.5m.
"The City Logistics Warsaw IV transaction is a prime example for today’s core sellers. As the economic cycle progresses, we anticipate increased investment activity in this segment," said Michal Stanisławski, Co-Head of Capital Markets Poland at Panattoni.
City Logistics Warsaw IV is a modern industrial park situated just 11km from the centre of Warsaw. The park offers access to intermodal transport infrastructure, including a rail terminal and the E67 road, which connects the capital to key cities across Poland. The location's proximity to major transport routes and a skilled labour force make it highly attractive to companies in the manufacturing and technology sectors.
The park currently houses six tenants. One of the key tenants has fully leased the larger of the two buildings, which covers 22,400m2. This tenant specializes in producing advanced electronic solutions for the industrial sector, with its Warsaw facility serving markets in the U.S., Japan, Korea, and China. Other tenants include a leading ventilation and drive technology supplier as well as a Polish electric bicycle manufacturer, which has leased 4,200 square meters for production and warehousing purposes.
City Logistics Warsaw IV meets the highest standards of sustainable construction, as confirmed by its BREEAM environmental certification at the Excellent level.
