Panattoni Europe, Poland's leader in the industrial property market, has signed a lease with Spiżarnia SJ, an enterprise distributing Polish food products in the United Kingdom and Ireland. The customer has leased nearly 7,500 m² at Panattoni Park Lublin, and contract execution was mediated by the advisory agency JLL.
Spiżarnia SJ, a partnership involved in exporting and distributing Polish food products in the UK and Ireland, has leased close to 7,500 m² at Panattoni Park Lublin. The new premises will feature 6,800 m² of warehouse space and 570 m² of office space. Due to the characteristics of the FMCG sector, in which the tenant operates, there will be a temperature-controlled section of the warehouse with three temperature ranges between 2 °C and 8 °C. The leased space will be used by Spiżarnia SJ as its central warehouse facility - adding to the existing warehouses in London, Manchester, Lincoln and Portadown in Northern Ireland. At the same time, it will serve a representative function as the enterprise's head office. The talks and final execution of the contract were mediated by the advisory agency JLL.
The Lublin region, with its population reaching 2.2 million inhabitants in the voivodeship, remains the logistics and business centre of central and eastern Poland. Lublin, in turn, is the largest city in the east of Poland with approx. 350,000 people, huge potential and a strategy for attracting foreign direct investment. According to Robert Dobrzycki, Chief Executive Officer Europe of Panattoni Europe: "A strong strategy aimed at bringing in foreign investors does not hinder local businesses operating globally, and Spiżarnia SJ is an example of that. The tenant, too, is pointing to the need for grade A warehouse space: "We specialise in distributing Polish food products in the British market, and to be able to guarantee competitive prices for our products, we fulfill orders directly from Poland. Mateusz Iłowiecki, Senior Consultant at the Industrial and Warehouse Space Department of JLL, comments: Spiżarnia wanted to move from a grade B building into a modern facility and to take up more space at a higher standard, fully adapted to the needs of a dynamically growing business involved in food distribution in the UK market. A lease deal at Panattoni Park Lublin, which was built as a speculative venture, is also a very positive signal for the Lublin market, which has recently been drawing the attention of tenants as well as developers delivering high-quality warehousing projects with attractive lease rates.”
Panattoni Park Lublin is a modern production and technology complex, situated in the vicinity of the expressways S12, S17 and S19, within the Lublin Subzone of the Special Economic Zone EURO-PARK Mielec. The park comprises one facility planned to total 72,000 m² and the businesses that decide to invest in the park are eligible for state aid, in the form of regional aid including personal and corporate income tax exemptions granted for both the capital expenditure incurred and the creation of new jobs.
