New class-A business center Rosso Riva to be built in Moscow (RU)

The international consulting companies Colliers International and Knight Frank are appointed as co-exclusive leasing agents of the new class-A business center Rosso Riva located in 4/2 Shluzovaya Embankment in one of the developed business districts of Moscow – Paveletskiy, next to the Garden Ring and the embankments, as well as within a five-minute walking distance of Paveletskaya metro station.

The office premises of the center amount to 12,000 m² and are located on the second through to the fifth floor of the five-story building. The retail premises and the lobby of 2,000 m² in total are on the first floor of the complex.

The business center's territory also comprises an apart hotel, a conference room, a café and a restaurant, as well as a two-level underground parking with the parking ratio of 1/80. There is also an additional guest parking available. Rosso Riva boasts with accessible terraces and spectacular views overlooking the embankment. The architecture of the building implies three entrance groups.

The investor and the developer of Rosso Riva is Parizhskaya Kommuna. As of today, the façade works of the building have been completed, while the finishing of common areas and land improvement works are currently in progress. The delivery of the project is scheduled for April, 2013.

Natalia Dementieva, Associate Director of Landlord Representation, Knight Frank, says: "The mayor of the capital has resolved "to limit and, in fact, to ban" the construction of new commercial properties including business centers within the Third Transportation Ring of Moscow. Meanwhile, according to Knight Frank, the delivery will be limited to seven class-A projects by the end of 2012. Considering the above factors, the appearance of Rosso Riva in the beginning of 2013 will happen during the growing deficit of quality office premises in the city center. Such market situation along with the features of the project ensures a high level of demand."

Olga Pobukovskaya, Director Office Property Department Colliers International comments: "For many years Paveletskiy business district has been very popular among office property tenants. The first office buildings in the district, that entered the market, are now fully leased. Moreover, the companies located in Paveletskiy district are seeking opportunities to stay in this area of Moscow when moving to a new office.
