Bell Hammer and Aviva Investors have officially begun work on a 13,900m² Grade A office landmark, promising sustainable, centrally located workspace and strong tenant appeal in Edinburgh’s core.

Bell Hammer and Aviva Investors have started demolition and site clearance at Rosebery House, a 13,900m² prime office development beside Edinburgh’s Haymarket transport hub. 
Targeting BREEAM Excellent and EPC A, the scheme emphasises smart systems, green spaces, and wellbeing features such as green roofs and cycle facilities, addressing tenant demands for ESG-integrated space.

Cushman & Wakefield and JLL have been appointed on a joint leasing mandate, signalling confidence in pre-letting potential to corporate, tech and life sciences occupiers seeking future-proof workspace.
The project’s proximity to transport links further underlines its appeal for access-driven businesses.

 

A notable investor-developer opportunity lies in the building’s embedded net-zero carbon strategy. The team is retargeting the asset using smart design, including all-electric plant, renewable energy sources, and embodied carbon reduction in demolition, to align with evolving institutional ESG policies.
